Preparing For a Condo Inspection

Acmes procedure is to ask the clients to prepare themselves before inspection by broadening their knowledge to any potential problems the building may have or had. I ask for you to obtain the minutes of the strata council meetings as far back as possible. And would recommend marking any areas within the minutes that posed or poses problems to the building, for example; water and moisture problems. This will give an idea as to where to start and what to look for within the condominium. If there were any such problems I recommend you to ask for the engineer report for review, as I can read over prior to inspection. You may wish to ask the strata council if there is a warranty on repairs and any costly foreseeable building updates to come.
I follow with a strict inspection schedule and follow it to the industry standards. Inspections would follow by plumbing, electrical, windows, doors, appliances, common functions within the unit and the common areas for the building. Common areas are the portions of the building facilities that are shared for example roof, grounds, parkade, boiler room, electrical and building exterior. These areas are usually the facilities that often generate the big ticket items that unfortunately fail when least expected. So having walk through these areas will give a general indication of what type of expense that may arise in the near future.
Some inspectors prefer to conduct the inspection alone because it’s faster and easier that way, but I encourage you to be present at the inspection. This way, I can point out any areas of concern and answer all of your questions. If you are unable to be present during the inspection, I will still conduct a thorough inspection of the condo and provide you with a comprehensive, computer-generated report.
