What We Inspect

The inspection is a systematic visual inspection of the exterior and interior of the home and will typically take between two to four hours depending on type property. The inspection will provide you with an informative walkthrough with the home inspector detailing the homes issues; followed by a thorough unbiased, detailed, confidential report. Acme thoroughly inspects all major components of the subject property to expose unknown defects and advise you about future maintenance about your home once the purchase is complete. Clients are provided with a complete and detailed electronic record of the inspection. The computer generated inspection reports are understandable and easy to read with digital color photos.

Grounds Inspection:
grade, drainage, impacting landscape features (e.g., large trees, plant foliage, soil to siding, etc.), retaining walls, stairs, driveways, walkways, fences, gates that may have any impact on the home. 

Roof Inspection:
covering, gutters and downspouts, chimneys, flashed penetrations, systems (e.g., vents, skylights, etc.)


Structural Component Inspection:
foundation, support structures, framing, sheathing, seismic (e.g., anchoring, bracing, etc.)


Insulation and Ventilation Inspection:
attics, walls, floors, crawl spaces, ventilation fans (e.g., whole house, bath exhaust, etc.)

Exterior Inspection:
siding, trim, doors, windows, decks, patios

Electrical Inspection:
service entrance, disconnects, main and sub panels, grounding, bonding, breakers (including arc fault circuit interrupters), switches, outlets (including ground fault circuit interrupters), smoke detectors

Plumbing Inspection:
water and gas (or oil) supply lines and shut-offs, combustible gas detection, water pressure, water heaters, safety valving, fixtures, traps, drains, functional flow and drainage


HVAC Inspection:
controls and thermostats, heating/cooling components (e.g., furnaces, heat pumps, etc.), supply and discharge lines, venting, filters, ductwork, registers, fireplaces 


Appliance Inspection:
clothes washers, dryers, ranges, refrigerator/freezers, dishwashers, disposals

General Interior Inspection:

ceilings, walls, floors, doors, cabinetry
